Newly refurbished, Bannister is a space which has a serene sense of tranquillity. This first floor space benefits from a traditional suspended ceiling, complemented with new LED lighting and a stunning feature wall.
Presently laid out to accommodate 14 employees, this space comes with a private 4-person meeting room and a private kitchenette complete with hot tap, fridge, dishwasher and a 4-person table and chairs. Bannister, whilst relatively compact, efficiently enables you to have a private and controlled environment with even a modestly sized enterprise.
With each desk already fully cabled to a patch panel, which is in turn connected to a live 1GB fibre line, the office is ready for immediate occupation.
The common parts were comprehensively refurbished last year and benefit from elegant communal area finishes, new WCs, a shower, and a bike repair station with clothes drying locker in the basement car park. One car parking space (an electric car charging point can be provided if required) is available in the secure basement car park, at an additional cost.
Sir Roger Bannister was a British middle-distance athlete and neurologist who was the first person to run a mile in under four minutes. Setting a British record at the 1952 Olympics in the 1500 metres.

What is the length of lease?
The length of a lease is a negotiable element of any agreement between us.
The minimum term, i.e. before any provision allowing you to break your lease, will determine the level of incentives that w can provide you upon lease completion.
Should you wish to move within the building and take more space, any pre-existing lease will be waived, so you would not have to worry about any subletting or assignment in that instance.
What is security of tenure?
Security of Tenure is the legal ability for you to be able to renew your lease at lease expiry. All leases granted at Bell Court are contracted outside of the Landlord and Tenant Act.
This means that you will have full rights of occupation for the duration of the contractual lease duration agreed with you.
How long does it take to complete the lease?
We have a standard lease in place for Bell Court that has been used on multiple occasions.
Therefore, the lease can be completed very quickly but this is also dependent upon your lawyers acting without delay.
Typically, the cycle from agreement of terms to lease completion is about 3-4 weeks but should occupation be needed more urgently it is possible to conclude the agreement within a week.
