Holmes

Holmes is a ground floor office space with an imposing private entrance direct from the courtyard. Newly refurbished, Holmes enjoys a new metal pan suspended ceiling, LED lighting, air conditioning and a very generous ceiling height with an abundance of natural daylight. The recent refurbishment is complemented by new contemporary office furniture.

The common parts have recently been refurbished and benefit from new and elegant finishes throughout with new WC’s and showers. Within the secure basement car park is cycle storage, a bike repair station and a clothes drying locker.

Office Capacity

The Holmes office has been laid out to accommodate 18 employees within a more spacious layout when compared to some other office spaces at One Bell Court. In addition is has a separate MD office, two soundproof work booths for quiet sanctuary or for Zoom calls, alongside a dedicated 6-person meeting room complete with a large TV . Also included within the fit out is a 6-person collaboration space which could also be used for informal group work or occasional drop in occupation. The new fully equipped kitchen area comes complete with a 6-person bar style table and stools.

With each desk capable of accommodating two computer screens and already hard cabled to a patch panel connected to a live 1GB fibre line, the office is ready for immediate occupation. Holmes is already planned for additional desks to meet your expansion need in the future, and we will provide those desks and chairs upon request.

  • What is the length of lease?

    The length of a lease is a negotiable element of any agreement between us.

    The minimum term, i.e. before any provision allowing you to break your lease, will determine the level of incentives that w can provide you upon lease completion.

    Should you wish to move within the building and take more space, any pre-existing lease will be waived, so you would not have to worry about any subletting or assignment in that instance.

  • What is security of tenure?

    Security of Tenure is the legal ability for you to be able to renew your lease at lease expiry.  All leases granted at Bell Court are contracted outside of the Landlord and Tenant Act.

    This means that you will have full rights of occupation for the duration of the contractual lease duration agreed with you.

  • How long does it take to complete the lease?

    We have a standard lease in place for Bell Court that has been used on multiple occasions.

    Therefore, the lease can be completed very quickly but this is also dependent upon your lawyers acting without delay.

    Typically, the cycle from agreement of terms to lease completion is about 3-4 weeks but should occupation be needed more urgently it is possible to conclude the agreement within a week.
