Hawking is a space situated on the second floor with passenger lift access. This space has an abundance of natural daylight coming from windows on 3 elevations.

Holmes enjoys a metal pan suspended ceiling, LED lighting, air conditioning and a very generous ceiling height. The space is complemented by contemporary office furniture.

The space is laid out to accommodate up to 30 employees all of whom will have proximity to natural daylight. The space features a private kitchenette in the same style as the other spaces and separated from the office with an acoustic room divider.

Each desk is fully cabled to a patch panel and connected to a live 1GB fibre line, to ensure the office will be ready for immediate occupation. The Hawking space will be planned for additional desks should you need expansion space in the future, and we will provide those desks and chairs upon request.

The common parts benefit from new and elegant communal area finishes, WC’s, showers, and a bike repair station with a clothes drying locker in the basement car park.

  • What is the length of lease?

    The length of a lease is a negotiable element of any agreement between us.

    The minimum term, i.e. before any provision allowing you to break your lease, will determine the level of incentives that w can provide you upon lease completion.

    Should you wish to move within the building and take more space, any pre-existing lease will be waived, so you would not have to worry about any subletting or assignment in that instance.

  • What is security of tenure?

    Security of Tenure is the legal ability for you to be able to renew your lease at lease expiry.  All leases granted at Bell Court are contracted outside of the Landlord and Tenant Act.

    This means that you will have full rights of occupation for the duration of the contractual lease duration agreed with you.

  • How long does it take to complete the lease?

    We have a standard lease in place for Bell Court that has been used on multiple occasions.

    Therefore, the lease can be completed very quickly but this is also dependent upon your lawyers acting without delay.

    Typically, the cycle from agreement of terms to lease completion is about 3-4 weeks but should occupation be needed more urgently it is possible to conclude the agreement within a week.
