Newly refurbished, Valiant is a third floor space with passenger lift access.  As with many of the spaces in One Bell Court, Valiant benefits from an abundance of natural daylight from 3 elevations.

Recently refurbished, Valiant has been designed and laid out with a meet and greet area immediately upon arrival into the space.  This in turn leads to either the main office area or the private 10-person meeting room which comes complete with a meeting table and chairs and a large TV for presentations.

The main office area is currently laid out to accommodate 14 employees with a separate MD office and 2 soundproof work booths to provide a quiet sanctuary or for Zoom calls.  This space also has a private fully equipped kitchen area, separated from the main offices with seating for 6 people in 2 poser style table and stools.

With each desk already fully cabled to a patch panel which is in turn connected to a live 1GB fibre line, the office is ready for immediate occupation.  Valiant is a space already planned for additional desks to meet your expansion in the future, and we will provide those desks and chairs upon request.

The communal areas are presently being refurbished (completion December 2020) and will benefit from elegant finishes throughout the common parts, new WC’s and new showers.  Within the basement car park there is provision for secure cycle storage along with a bike repair station and clothes drying locker.

  • What is the length of lease?

    The length of a lease is a negotiable element of any agreement between us.

    The minimum term, i.e. before any provision allowing you to break your lease, will determine the level of incentives that w can provide you upon lease completion.

    Should you wish to move within the building and take more space, any pre-existing lease will be waived, so you would not have to worry about any subletting or assignment in that instance.

  • What is security of tenure?

    Security of Tenure is the legal ability for you to be able to renew your lease at lease expiry.  All leases granted at Bell Court are contracted outside of the Landlord and Tenant Act.

    This means that you will have full rights of occupation for the duration of the contractual lease duration agreed with you.

  • How long does it take to complete the lease?

    We have a standard lease in place for Bell Court that has been used on multiple occasions.

    Therefore, the lease can be completed very quickly but this is also dependent upon your lawyers acting without delay.

    Typically, the cycle from agreement of terms to lease completion is about 3-4 weeks but should occupation be needed more urgently it is possible to conclude the agreement within a week.
